Whew. That was close.

Last week, we told you how much Mary J. Blige would really like you to make her an offer on her $13 million home Saddle River, which has proven tough to sell. It was one of the most expensive homes ever built on speculation when it was built nearly a decade ago — and its asking price isn't exactly the sort to attract a casual shopper.

But Lisa Troyano-Ascolese at Engel & Völkers Hoboken tells Realtor.com her firm is "currently negotiating with one very high-profile buyer relocating to New York.

She wouldn't say more, because of a non-disclosure agreement. But she said the market hasn't actually proven all that bad for the home. There are "13 homes on the market north of $11 million in Bergen County. The average days on the market for those homes is in excess of 200 days. Ms. Blige’s home has been on the market for only 147 days without a price reduction," she said.

(What Troyano-Ascolese didn't mention: Blige has tried, and failed, to sell her Saddle River Road home. In 2011, she put it on the market for a little under $14 million, before dropping it down to $12.5 million and then taking it off the market. It's been back since October at $13 million. She paid 12.3 million for it as new construction in 2008.)

Troyano-Ascolese told Realtor.com the trick to selling such an extravagant home is striking a balance between protecting the seller's privacy and getting the word out through the right channels — including international ones.

The home is 26 rooms and 18,000 square feet. Westwood architect Robert Zampolin, who designed the home, recently told the Record he aimed for a "country French aesthetic." Rooms are set off with architectual details such as columns to keep its expansive spaces from feeling overwhelming.

According <a href="http://www.zillow.com/homedetails/119-E-Saddle-River-Rd-Saddle-River-NJ-07458/52911133_zpid/" target="_blank">to the home's listing on Zillow</a>, it features eight bedrooms and 13 baths.

"This exquisite estate features a high-end chefs kitchen with viking range, subzero fridge and freezer, two islands, custom cabinetry, sun room and attached great room," the listing reads. "The sprawling open floor plan includes two dinning rooms, three fireplaces, living rooms, library, wine cellar, private screening room, indoor basketball court, sauna, steam room, gym, expansive master suite with his &amp; her baths, closets and espresso station."

All three levels can be reached via grand staircases or private elevators. There's a pool and pool house as well.

Buyer beware: Anyone purchasing this home is singing up for about $98,000 in yearly taxes, at current rates.

But we suspect Troyano-Ascolese's buyer can afford it.
